Tips for Selling Your Home

  1. Price to Sell. Price your home right the first time, get a CMA – Comparable Market Analysis done of recent sales in your area.
  2. Consider a pre-sale home inspection. An inspector will be able to give you an indication of trouble areas that will stand out to buyers.
  3. Get replacement estimates. Do you have big ticket items such as a roof or carpets that need replacing? Get an estimate and make a decision if you will help pay for them. If you see it’s worn/outdated, a buyer will also see it needs replacing.
  4. Take care of minor repairs. Doors that stick, torn screens or any other small items that buyers will notice. You want buyers to notice how well kept your home is.
  5. Locate warranties. Gather up your warranties and user manuals for appliances or any other items that will stay with the house. Not having these can be deal breakers for some buyers.
  6. Spruce up your curb appeal. Is your address clearly visible? Drive or walk up to your home as if you were a buyer, does the house look inviting would you want to buy it?
  7. Organize and clean. Remove clutter, pack up your least used items. Family photos are great when you live there, but now you want someone else to picture their family in the home. Clean your windows, carpets, walls, and lighting fixtures. Make your house out-shine any other home they might see. You only get one chance to make a first impression.
  8. Keep it clean. Once you’ve established the perfect look don’t let it go. If you have recently cooked food do a smell test to see if that odor is still lingering.
  9. Get a local, knowledgeable expert to market your property.
